A developer is slated to appear before the Broken Arrow Planning Commission this month to present details for a large housing development on the city’s southwest side.
Tulsa-based developer and Siegfried Properties is proposing to build a mix of single-family homes and multi-family residences on 58 acres of vacant land at W. New Orleans Street and S. Olive Avenue.
The hearing is slated for Oct. 28 at 5 p.m. at Broken Arrow City Hall. But Siegfried Properties has also scheduled a meeting on Oct. 21 to answer questions from the community about the project. That meeting is at 6 p.m. at Cedar Ridge Church Fellowship Hall.
The design statement submitted to the city of Broken Arrow for the project, dubbed “Pine Valley” is a master planned, “multigenerational” development that will feature two distinct neighborhood styles connected by sidewalks/trails and open space reserve areas.

Proposed neighborhood styles include traditional single-family homes and a gated “cottage house community” with detached houses for lease, offering a low-maintenance, higher-privacy alternative to multifamily living.
Alternatively, this area may be developed with townhomes (attached single-family dwellings).
At the intersection, to the south of Pine Valley, approximately 14 acres has been reserved for future commercial development.
The land is currently zoned A-1 and the developer is requesting rezoning to RS-3 Single-Family Residential District and RM Residential Multi-Family District.
Although zoning laws would permit 555 dwelling units with the proposed RS-3 and RM underlying zoning, the developers say this project will restrict development to 271 dwelling units.
