The Broken Arrow City Council will hold a public hearing Tuesday over a request by a property owner to annex 75 acres into the city for an expected housing development.
The triangle-shaped parcel sits along East Washington Stret and Oneta Road, south of Forest Ridge Baptist Church and west of Oneta Ridge Middle School. The property is currently owned by Bill and Sandra Leach of Fort Gibson.
City Council in September approved the direct notice of the proposed annexation and mailed notices to 36 property owners within 300 feet of the site. On Tuesday the Council will take comments from the public on the proposal.
A single-family residence currently occupies the site, but ultimately the city anticipates it being developed into a single-family residential subdivision, which complies with the city’s comprehensive plan.
Police, fire and zoning services would be extended immediately after annexation, and the newly incorporated property would be zoned agricultural.
The property would be served by the city’s municipal water system, including an existing 16-inch water line extending through the area and connecting into a 12-inch water line serving Oneta Ridge Middle School.
The property owner or developer would be responsible for the construction and cost of all water infrastructure, connections or extensions required as part of future development.
The city said existing sanitary sewer service or infrastructure available in or near the area can serve the site. As part of the city’s Park Lane Lift Station improvements and Cambridge Estates Relief Line project, the existing Cambridge Estates lift station is planned to be decommissioned, with wastewater flows conveyed by gravity to the improved Park Lane lift station.
All infrastructure costs necessary to serve future development would be borne by the property owner or developer. As for roads, the city says Oneta Road and East 91st Street are built to city standards and “currently adequate” to handle additional traffic, but the city added that Wagoner County’s portion of 241st Oneta Road south of turnpike bridge, “is in poor condition.”
