Three important building projects will be discussed early Thursday night before the Broken Arrow Planning Commission, including two sizable housing projects and an industrial expansion.
The meeting begins at 5 p.m. at the City of Broken Arrow Council Chambers, 220 South 1st Street.
As part of a planned expansion, Blue Bell Creameries in eastern Broken Arrow is requesting an amendment to the zoning overlay district for the company’s current planned unit development (67B).
Blue Bell plans to build an automated storage and retrieval system and the height of this system is higher than that of typical non-automated systems, the company said in a letter to the city.
The company is asking for unlimited allowable height without the increased setback requirement. The land area for the improvements is about 29 acres.
A second public hearing is planned Tuesday for a massive 224-acre commercial and residential development at the southwest corner of E. Kenosha St. and 37th Street (209th E. Ave.).
The developer has requested rezoning of the property from agricultural to single-family residential, duplex and commercial as part of the Buff Creek development.

Although current zoning laws would permit at least 845 dwelling units with the proposed underlying zoning patterns, this proposal will restrict the development to 712 dwelling units.
Due to the site’s topography and natural drainageways, multiple stormwater detention ponds and drainage reserves are planned throughout the property and will serve dual purpose as neighborhood amenities including such uses as parks, playgrounds, trails, and fishing docks.
At a public hearing 2 weeks ago before the planning commission, several residents of an adjacent neighborhood presented a petition objecting to the zoning change, expressing concerns about the project’s possible effects on traffic, crime, noise and wildlife.
Traffic ingress/egress roads and the proposed location of the duplexes in relation to the existing neighborhoods was another concern. The planning commission postponed taking any action after that hearing.
A third major project is the proposed Pine Creek development at E. New Orleans Street an Olive Avenue in southwestern Broken Arrow that is 58 acres.
The planned development would include traditional single-family homes with typically 65- to 70-foot-wide lot widths and a gated single-family homes with 46-foot minimum lot widths. At the corner, 14 acres has been reserved for future commercial development.
